Commercial mortgage payment calculator

Commercial lenders usually want a bigger down payment and a shorter amortization than on a home, and they check that the rent covers the payments. Enter the price, down payment, rate and amortization to see the monthly payment, the interest over the term, and the debt service coverage.

How is it calculated?

  • Standard amortizing payment on the loan amount. Many Canadian fixed-rate mortgages compound semi-annually; commercial loans vary, so ask your lender.
  • Debt service coverage = NOI ÷ annual payments. Lenders set a minimum, often somewhere above 1.2x; ask yours.
  • Down payment, amortization and coverage rules vary by lender and property type, so confirm them with your lender or mortgage broker. CMHC-insured multifamily loans work differently.

Not included: lender and broker fees, appraisal and environmental reports. The financing guide covers the process.
