How deals start
What makes real estate transactions happen?
Most transactions start with a problem. I love to find the solutions. Maybe your space isn’t a good fit, maybe the economics don’t fit where you are at today.
Both parties have different goals, but they can both leave happy, and that’s what I work to make happen.
Problem
Maybe your lease is ending or the space doesn’t fit anymore. Maybe the rent or the debt has gone up. Maybe the building needs work.
Change
Maybe the business is growing or needs a new location. Maybe a partner wants out. Maybe it’s an estate, retirement or a new plan for what you own.
Opportunity
Maybe the right space just came up. Maybe a building you want hit the market. Maybe selling frees up money for something else.

About me
Business, advertising and over 10 years on a fire crew.
I’ve loved business since I was a kid. My lemonade stand went door to door, which was handier for my customers and a much bigger market for me. I was selling website development young, and some of those clients have trusted me with their work for over a decade.
I’ve worked in advertising and communications since 2010, owned an advertising company for almost a decade, spent over 10 years as a volunteer firefighter, and now I put all of it to work in real estate.
I like learning how a business works before I talk about the space it’s in. I want the lease to fit how your business actually runs.
Sometimes it’s what you know, sometimes it’s who you know, but every time, it’s good to know Cam.

What does Cam help with?
He is a fully licensed real estate agent in British Columbia. He helps with commercial property: leasing, buying and selling. Businesses: buying and selling, including the lease or building that goes with them. Homes: buying, selling and renting.
On a lease, Cam usually works for the tenant.
Does Cam help with homes as well as commercial property?
Yes. He helps people buy and sell homes and condos, and find a place to rent, across Vancouver and the North Shore.
How do I know who Cam represents?
Before we start, you get a short BC disclosure form that says who Cam represents. On every deal, you’ll know in writing.
What areas does Cam cover?
Metro Vancouver and the North Shore: downtown, Gastown, Mount Pleasant, the Broadway corridor, North and West Vancouver, Burnaby and Richmond. For business sales, anywhere in BC.
Buying5 questions
Can Cam find properties that aren’t listed?
Sometimes. Cam researches who owns a building and approach owners who may sell but haven’t listed. Nothing is guaranteed, and he’ll give you an honest read on what’s realistic for your budget.
How is a buyer’s agent paid on a commercial purchase?
Often the seller pays a fee that’s shared with the buyer’s brokerage. If not, we agree on the fee in writing, through Coldwell Banker Prestige Realty, before Cam starts.
How much do I need down to buy commercial property?
Usually more than on a home. It depends on the property, the tenants and your finances, so talk to a commercial lender early.
What should I check before I buy?
Zoning and permitted uses, the building’s condition, any environmental history, the leases and tenants, and the real operating costs. Most of this happens during the subject period after your offer is accepted.
Do I pay property transfer tax on commercial property?
Yes. BC property transfer tax applies to commercial purchases, and GST often applies too. Your lawyer and accountant can confirm the amounts before you commit.
Selling5 questions
Can Cam help me sell my business?
Yes. Cam is in touch with private equity groups and long-term holding buyers who are looking for BC businesses, and he takes care of the real estate side of the sale: the lease assignment, landlord consent, or the property if you own it. The first conversation is confidential.
Can I sell confidentially?
Yes. We can approach selected buyers first, and they sign a confidentiality agreement before they see the details. Tenants and staff don’t need to know until you decide.
How long does it take to sell a commercial property?
It depends on the property, the price and the market. Plan for preparation, a few months of marketing, then a subject period and completion. Cam can give you a realistic timeline once he’s seen the property and the leases.
What will I owe in tax when I sell?
That depends on how you own the property, what you paid, what you claimed over the years and how the sale is set up. Talk to your accountant before you list.
Should I sell my business and my building together?
Sometimes. Some buyers want both, and some only want the business with a lease from you. Each changes the price and who’s interested, so think it through early.
Leasing5 questions
Who pays a tenant’s commercial real estate agent in BC?
On most commercial leases the landlord pays the leasing fee, and part of it goes to the brokerage that represents the tenant. If a landlord won’t pay, the fee is agreed up front, in writing, through Coldwell Banker Prestige Realty, before any paid work starts.
When should I start looking before my lease ends?
For most small and mid-size spaces, 12 to 18 months ahead. Check your renewal notice deadline first, because it can be 6 to 12 months before the lease ends.
Can Cam show me spaces listed by other brokerages?
Yes. Cam shows you any suitable space, whoever lists it, plus space he hears about before it’s advertised.
What is additional rent?
On most commercial leases you pay base rent plus your share of the building’s property tax, insurance and upkeep. That share is additional rent, and it can add a lot to the monthly cost, so ask for the current estimate.
Does Cam help with very small spaces?
Yes. Small offices, studios, kiosks and first shops are a big part of what Cam does.
Residential4 questions
Who pays Cam’s fee when I buy a home?
In most BC home sales, the seller’s brokerage shares its commission with the buyer’s brokerage. Before we start, you get the BC disclosure forms and we put how Cam is paid in writing.
Can I back out after my offer on a home is accepted?
In BC, most home buyers have a three business day rescission period after acceptance. If you back out in that time, you pay a fee of 0.25% of the price.
Is there a property transfer tax break for first-time buyers?
Yes, if you qualify. BC’s first-time home buyers’ program can reduce or remove the tax, depending on the price. Your lawyer or notary will check it before completion.
Can Cam help me find a rental?
Yes. Cam can help you search, view places with you and look over the tenancy agreement before you sign. We agree on how that works and what it costs in writing first.

Tell me what’s going on, and I can help you work out the first step.
